Review the Final Plat for Sunflower Estates
Commercial Addition. Kenny Hill of
Poe and Associates referred to the Preliminary Plat of the Sunflower Estates
Addition to show the platting of the larger lots for storage and warehouse
units. Mr. Hill stated Tim McFadden is now the owner of the one remaining
tract and has included it in the zoning change application to be heard at the
February Planning Commission meeting.
Les Mangus stated that all the property in this plat
has been annexed into the city limits. The final question is on zoning for Lot 4 not creating a non-conforming lot.
Tim McFadden stated the zoning change is necessary
to get the legal description to match the plat. Mr. McFadden stated he has
Power of Attorney over this property, and a copy of the document will be put
in the file.
There was general discussion about the staff
comments. Kenny Hill stated all of the Staff concerns would be corrected.
There was a letter from SBC requesting the 85' building setback along the
south lot line of Lots 1-6, Block 3, and the easterly lot line of Lot 1,
Block 3 be designated as a utility easement also. Mr. McFadden felt this
request was excessive. Kenny Hill said he would call them for a correction on
this.
There was general discussion about access to this
property. Les Mangus stated the traffic light at Yorktown Road would be
placed around 100 yards west of the west line of this plat. Until Cloud Ave. makes the connection all the way across to Andover Rd., and Yorktown makes the
connection to Kellogg, access will be off of Bridget St. and will be a right
in right out street. There is also a temporary opening on to lot 2 that is
contingent upon the development of the Yorktown intersection. This will be a
reverse frontage road for cross-lot circulation. Tim McFadden stated this
would be a private temporary access, not a dedicated street.
A
motion was made by Dave Martine to recommend to the Planning Commission
approval of the Final Plat for Sunflower Estates Commercial Addition
contingent upon correction of the Staff Comments and the verification of the
SBC utility easement. Ron Roberts seconded the motion. Motion carried 2/0.
